More than 200 million years ago, molten magma and glacial erosion combined to create one of the most stunning and imposing formations on the East Coast. The Hudson River Palisades provide spectacular vistas as they meander more than 20 miles from Nyack, New York to Jersey City, and none are more breathtaking than the coveted Manhattan skyline views at their southern terminus.
Despite the billion-dollar views though, for the most part premium homes are scant atop the Palisades. So when Dixon set out to create the perfect Palisades aerie, complete with a private pool no less, Ogden Avenue proved quiet the undertaking. This secluded gem of a lot is situated just behind the cliff’s edge leading down to Paterson Plank Road, providing a green buffer beyond the back property line that stretches all the way down to Hoboken. Just steps to the north sits massive Riverview Park, providing further shelter from the local hustle and bustle.
But for every benefit the property provided there were equal challenges. How do you retrofit a 134-year-old structure for a pool, much less get the pool onto the building? Is it possible to create useable space at the basement level if it means excavating stone that’s 200 million years old? When Dixon acquired the home, it was a non-descript two-story building in dire need of TLC. After hundreds of hours of arduous renovations and improvements, it’s now a sophisticated retreat with modern, industrial finishes throughout.
Without a doubt, the crowning achievement of this spectacular renovation is the 10-foot by 12-foot stainless steel pool/hot tub situated on the roof. But installing this beauty was no easy feat. First, the Dixon team added steel infrastructure from the ground to the rooftop to support the pool’s weight and reinforced what was the rooftop of the existing structure. Then, a crane was used to carry the pool over buildings and into position. The result is a gorgeous oasis flanked by those unbeatable city views.
To fully maximize this new outdoor space, the pool was completely surrounded by a wood deck and a new penthouse entertainment area, with kitchenette and bathroom, including a full shower, plus a spacious sundeck up top, was added.
At the ground level, the Dixon team spent nearly three months excavating under the home — two-feet down into granite — to allow for 8-foot ceilings on the garden level. This space now contains a full media room — including a 109-inch projection screen — laundry area, a guest bedroom with en suite bath, and a powder room. To provide access throughout the growing multi-level home, a new private elevator that runs from the basement all the way to the penthouse level was added.
The interior of the home was fully gutted and rebuilt to provide the chicest contemporary amenities while preserving the old-world “bones” of the building, including gorgeous exposed brick and original rough-hewn beams. In the process the front façade was restored to match the character of the neighboring homes.
The home’s gleaming parlor level now features four bedrooms including the breathtaking master suite. Thanks to the thoughtful addition of a balcony and folding glass-panel doors, residents awake each morning to sweeping views of Manhattan. The master suite also features one of the home’s two working fireplaces, his and hers walk-in closets and a master bath with air jet Jacuzzi tub and separate shower.
The rebuilt, thoroughly modern staircase (or a short ride on that private elevator) leads to the second floor living/entertaining space. Completely open plan, the space is bookended by gorgeous windows front and back, surrounded by warm original brick and topped by gorgeous beams. Once again, the east-facing Manhattan views have been maximized, this time in the form of an elevated family room — a cozy, inviting space featuring a fireplace, balcony and folding doors.
The elaborate chef’s kitchen on this level has been outfitted with every modern convenience, including Wolf range and wall oven and Sub-Zero refrigerator tucked behind a massive 15-foot island. A multitude of cabinetry and storage, two dishwashers plus a wet bar area complete with Sub-Zero wine fridge complete the well-appointed space.
From a dilapidated eyesore to a loft-like retreat filled with views, spaces and amenities that beg to entertain, this renovated home is a welcome update to its Heights neighborhood, a one-of-a-kind retreat perched atop the Palisades.
